ZONING AND LAND USE

A zoning by-law controls the use of land in your community. It states exactly:

  • how land may be used (residential, commercial, industrial, etc.);

  • where buildings and other structures can be located;

  • the types of buildings that are permitted and how they may be used; and

  • the lot sizes and dimensions, building heights and setbacks.

  • Did you know that Additional Dwellings Units (ADU) are allowed on all residential properties within the Sudbury East Municipalities.

    An ADU is a separate self-contained dwelling unit (i.e., has its own kitchen, bathroom and sleeping areas) that is accessory to the principal dwelling unit. Additional dwelling units are referred to by many different names, including secondary dwelling, basement apartment, in-law suite, garage loft, tiny home, and coach house. ADUs can be located within the same building as the principal dwelling or within an accessory structure on the same property.
